San Diego Home Prices Leveling Off

According to the latest MLS data, the dramatic increase San Diego County home prices have seen over the last two years may be coming to an end.  The median price of all homes sold in the County during July 2014 decreased to $457,000 from the previous month of $460,000.  Also, the number of homes sold dropped from 3,069 in June to 2,866 in July.  
According to some economists, we may be moving from a seller's market to a balanced market that favors neither buyers or sellers.  The inventory of homes for sale has improved.  Last year at this time the number of San Diego County homes for sale was 5,660.  This year it has risen to 8,489.

San Diego Home Prices post double-digit increase

According to the latest MLS data, June homes prices are up 11% over the same month last year.  The median price of all homes sold in San Diego County during June 2014 rose to $465,000.  The median price in June 2013 was $420,000.  Also, May's median price was $445,000.  June's price then reflected an increase of 4.5% over the previous month.

San Diego Home Prices Push Higher


The median price of all homes sold during March in San Diego County rose to $439,000, an increase of 5.7% over the previous month and a 17% increase over March of last year according to MLS data.  For the first two weeks of April, the median price increased to $449,000 for an increase of 15% over the previous year.  It will be interesting to see how the rest of April plays out.

SD Home Prices Holding Steady


San Diego County home prices are holding steady according to the latest MLS data. February's median sold price was $415,000 compared with $405,000 in January and $420,000 in December. The median for February 2013 was $350,000 for an increase over last year of 18%.

For the first 13 days of March, the median price of homes sold is $439,000 which is a significant increase over February, so it will be interesting to see how the rest of the month plays out.  The inventory of  homes currently for sale is still very low, making it a seller's market.

Home Prices & Interest Rates

The median price in San Diego County for a home sold during the month of December 2013 was $420,000 compared to $419,000 for the previous month of November.  The median for December 2012 was $361,000 for an increase over last year of 16%.
Mortgage interest rates for a 30-year fixed loan for a borrower with good credit are at approximately 4.5%.  The Fed is starting to gradually scale back it's bond buying stimulus, so rates should begin to rise. 
Buyers looking to purchase in the near future may want to do so now before rates go up further.  Let me know if I can provide a list of homes for sale in the areas where you may be interested in buying.
